Charlone Residences

A triple-front residential building on Charlone Street in Villa Ortúzar—one of Buenos Aires’ fastest-growing and most vibrant neighborhoods. Rational architecture with façade sunshades for energy comfort and privacy, anchored by an active ground floor with a restaurant and café.

Located on Charlone Street in Villa Ortúzar, a neighborhood known for its rapid transformation and contemporary urban lifestyle, this project proposes a triple-front multifamily residential building with a clear, rational organization. The design prioritizes efficient layouts, strong natural light, and flexible apartment typologies suited to a dense, walkable part of the city.


The façade integrates a system of sunshades (brise-soleil) that improves energy performance by controlling solar exposure, while also enhancing privacy and giving the building a precise architectural identity. At street level, the project contributes to neighborhood life through an active ground floor—a restaurant and café that extends the public realm, animates the sidewalk, and strengthens the connection between building and city. The result is a contemporary residential building: calm and rigorous above, open and vibrant at ground level.
